TVA 26a Residential Permits
Done Right the First Time.
You found the perfect lakefront property. Maybe you already own it.
Either way, the next thing on your list is a dock — and that means one thing before anything else: a TVA 26a permit.
Every dock, boathouse, covered pier, seawall, rip rap installation, and boat ramp on TVA-managed land in Tennessee requires prior written approval from the Tennessee Valley Authority. There are no exceptions. Building without one puts your investment at risk — and getting it wrong means starting a 100-day process completely over.
Waterfront Permitting Services exists so you never have to figure this out alone.
WHO WE SERVE
TVA Residential Permitting for Homeowners Across the Tennessee River System
We work with residential property owners at every stage of the waterfront journey:
New homeowners who just purchased a lakefront property and want to add a dock
Existing owners who are ready to finally build the dock they've been putting off
Property owners mid-project who realized they needed a permit after work began
Buyers under contract who need to verify dock eligibility before closing
Owners with existing structures who need to confirm their dock is properly permitted and transferable
No matter where you are in the process, we can help. And if you're not sure whether your project requires a permit give us a call. In almost every case on a TVA-managed lake, it does.
Here's What We Do — So You Don't Have To
Step 1 — We Check Your Zoning First Before you spend a dollar on drawings or contractors, Janson looks up your specific property's TVA zoning. This is the most important step most people skip. Zoning varies lot by lot — what's allowed on your neighbor's property may not be allowed on yours. We check this upfront so you never invest time or money in a project TVA won't approve.
Step 2 — We Prepare Your Application We handle all dock drawings, square footage calculations, and permit paperwork. The TVA 26a application requires specific documentation submitted in a specific format — we've done this 250+ times and know exactly what TVA reviewers want to see. You review and sign. We take it from there.
Step 3 — We Submit and Manage the Process Once your application is submitted, TVA assigns a Project Lead. We communicate directly with that Project Lead on your behalf throughout the entire review period. You won't be left wondering what's happening or chasing down a government agency for updates.
Step 4 — Site Visit TVA conducts a site visit to the proposed location of your structure. We prepare you for this in advance so there are no surprises.
Step 5 — We Stay on It The TVA permitting process takes 100–150 days under normal circumstances. Projects involving boat ramps or dredging can add 3–4 months. We check in with TVA regularly and keep you updated throughout. If TVA requests additional information, we handle it immediately — because an incomplete response restarts the clock.
Step 6 — Approval and Construction Once your TVA 26a permit is issued, construction can begin. We'll have already walked you through any conditions attached to the approval so your contractor knows exactly what's required from day one.
